How to add WOW! factor to sell your flips FAST!

You were so excited!

You walked the property, looked at the comps, did your due diligence, figured out your repair costs, made your offer and they accepted!

Prior to closing you ran yourself ragged getting your funding in order, your crew lined out, closing docs signed, and you even gave it your best, albeit meager, attempt at selecting finishes and scribbling a little design out on some blank printer paper for your contractor to use for construction.

The system you used for deciding what finishes to purchase from your local home improvement store was “what is everyone else putting in their flips right now?” Or “What I used on the last 10 flips” If it’s not broken, why fix it, right?

You bought it pretty well, not a home run but you should for sure get a good solid base hit on it. 

Everything goes pretty smoothly with the rehab, sans a few little hiccups here and there but you roll with it and get it done. Punch list is finally complete, and you can get the cleaners in one last time and get it listed.

Listing day comes and goes.

A couple of showings here and there.

No offers.

Now you’re 30 days in. Your thinking about lowering the price or worse yet, agent is suggesting it!

Now 60 days.

The lender’s interest bill comes in each month like clockwork and every time you open it, you sit down with your handy analysis spreadsheet and rerun the numbers. 

You watch your profits dwindle.

You did everything right. Replaced mechanical. Updated the home and cleaned up the yard.  Your crew performed a good quality rehab. So what gives?

And the feedback from potential buyers doesn’t give you any solid clues.  They “just didn’t like it.” “It’s just not right for them” or worse yet, the feedback did give you clues “I didn’t know what to do with the spaces” “the kitchen doesn’t have enough cabinets” “the finishes are tacky”

Gone are the days of throwing in some Home Depot tile, off-the-shelf fixtures, slapping on the latest grey paint and calling it good.

Today’s buyers are design savvy!

With the advent of Pinterest, Houzz and various other online consumer interior design crazes, as an investor you better bring your A-Game when it comes to designing your flips. If you don't, guess what. They will keep looking, passing your property by and you lose.
